Guidelines for Regularization of Expired Real Estate Project Registrations

As per Order No. 15, dated 21.09.2022, an application for regularization of project registration must be submitted within three months before the expiry of the registration period. It is observed that some promoters are submitting applications for the regularization of project registrations after the expiry of the registration period, often with significant delays or incomplete documentation. To address this issue, additional instructions have been issued to streamline the regularization process for registered projects.​

Therefore, in continuation of Order No. 15, the following additional instructions are issued for the regularization of registered projects:

  • Projects where the Completion Certificate (CC) has been obtained from the competent authority after the validity period of registration will require registration regularization.
  • For projects where the Completion Certificate is received within six months of the registration expiry, the following directives shall apply:
    1. If the Completion Certificate is received within one month after the registration expiry, no extension or regularization is required, and no late fee shall be applicable.
    2. If the Completion Certificate is received between one to six months after the registration expiry, the project will require regularization, and 125% of the registration fee will be payable for regularization.
    3. All other conditions for regularization shall remain as per Order No. 15 issued by RERA.

These measures aim to encourage timely submission of regularization applications and ensure compliance with RERA regulations, thereby promoting transparency and accountability in the real estate sector.​
