GujRERA Ends Mandatory Hard Copy Submission for Most Registration Documents

Notification/Circular No.: GujRERA/Order-106 dated 24th April, 2025

Applicable Act/Rule: Real Estate (Regulation and Development) Act, 2016; Gujarat Real Estate (Regulation and Development) (General) Rules, 2017; Gujarat Real Estate Regulatory Authority (General) Regulations, 2017

Applicable Section/Rule:

  • Section 4, 9, 11, and 37 of the RERA Act, 2016
  • Rule 3 and 10 of the Gujarat RERA General Rules, 2017
  • Regulation 3B(a), 3B(b), and Regulation 30 of the Gujarat Authority (General) Regulations, 2017

This order is applicable to all promoters and real estate agents submitting applications for registration, project alterations, or extensions under GujRERA. In an important move to streamline procedures and promote paperless processing, the Authority has now discontinued the mandatory submission of hard copies of documents previously required along with online applications. The only exception to this is the continued requirement to submit original affidavits physically. These affidavits include, but are not limited to, the Form-B affidavit, the affidavit regarding consent of two-thirds of allottees, the affidavit on common amenities, and any other affidavit as mandated by the Act, the Rules, or as directed by GujRERA.

All original affidavits must be submitted either by Registered Post Acknowledgement Due (RPAD), courier, or hand delivery to the Authority within seven days of making the online application. Further, the Authority retains the discretion to request submission of specific documents in hard copy for verification, legal, or other valid purposes.

This order supersedes the relevant provisions of the earlier Order No. 10 dated 30.05.18 with regard to hard copy submissions, effective immediately. Non-compliance with the new procedure may lead to rejection of the application. In case of any doubt or need for clarification, the decision of the Authority shall be final and binding.
