Applicable Act/Rule: Real Estate (Regulation and Development) Act, 2016
Tamil Nadu Real Estate Regulatory Authority (TNRERA) has issued revised guidelines for extension of real estate project validity and the applicable extension fees, partially modifying the earlier circular (No.TNRERA/A2/4406/2024 dated 11.12.2024).
Extension & Fee Structure:
Type of Extension | Maximum Period | Extension Fee | Conditions |
Section 6 – Force majeure | 1 year | 10% of initial registration fee | Based on force majeure clause |
Section 7(3) – 1st extension (no Section 6 given) | 1 year | 20% of initial registration fee | Subject to TNRERA terms & conditions |
Section 7(3) – 2nd & subsequent extensions | 6 months at a time | 20% of initial registration fee per extension | Based on merit, TNRERA may allow >6 months in special cases |
