Applicable Act/Rule: Real Estate (Regulation and Development) Act, 2016; Karnataka Real Estate (Regulation and Development) Rules, 2017
Under section 4(2)(1)(D) of the RERA Act, promoters must get their accounts audited within six months after the close of every financial year. The audit ensures that project funds collected are utilised only for the project and withdrawals are in line with the completion percentage. Karnataka RERA has prescribed Form-7 for this purpose.
Promoters are mandated to submit Form-7 (Annual Audit Report) for FY 2024-25 through the online module available on the K-RERA portal under “Annual Audit login.” Along with Form-7, promoters must also upload audited financial statements including Profit & Loss Account, Balance Sheet with schedules, Cash Flow Statement, Income Tax Returns, and Auditor’s Report. The due date for submission is November 15, 2025. In case of login or portal issues, promoters may raise tickets with the Helpdesk.
