Tamil Nadu RERA Issues Comprehensive Media Advertising Guidelines

Notification/Circular No. – Proc.No.TNRERA/A3/2253/2025 dated July 01, 2025

Applicable Act/Rule – Real Estate (Regulation and Development) Act, 2016 ; Tamil Nadu RERA (General) Regulations, 2018

Applicable Section/Rule – Regulation 6

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has strengthened Regulation 6 by incorporating explicit guidelines regarding all advertisements—print, electronic, outdoor, and social media—for real estate projects. Key updates include the mandatory display of the RERA registration number alongside a QR code (as per Form‑C) and the Authority’s website URL in a minimum font size (12 pt for print and 50% of project name font on hoardings). Advertisements must also feature promoter details, project location and approved plan, suitable listing of agreed amenities, registration status, and must omit any vague disclaimers or claims.

In electronic and social media (TV, radio, streaming, digital platforms, Facebook, Instagram, LinkedIn, etc.), the RERA registration number and official website link must be stated clearly and audibly at a slower pace.

Online real estate portals cannot promote projects without displaying the full RERA registration details and QR code. Violations will invoke penalties under Sections 61 and 63 of the Real Estate (Regulation and Development) Act, 2016, and non‑complying media houses may face action by the Ministry of Information and Broadcasting.

An amendment to Regulation 8(3) now mandates that all project publicity across any medium must bear RERA registration details as prescribed under Regulation 6, or explicitly indicate if the project is outside RERA scope.

This directive aims to improve transparency, enable project verification by allottees, and uphold regulatory compliance in Tamil Nadu’s real estate advertising. Let me know if you’d like a Hindi version or formatted for internal dissemination.
