User Manual on Project Registration Module of UP RERA Web Portal

Applicable Act/Rule – The Uttar Pradesh Real Estate (Regulation and Development) Rules, 2016

The registration is a multi-step digital process on the U.P. RERA web portal where promoters must provide comprehensive details and documents for their real estate projects.

The key stages are:

  • Project Foundation: Promoters first update their profile and then input the project’s basic details, including its type (new/ongoing), category (residential/commercial), location, area, and cost. They must also specify the land details (by Khasra or Plot number) and upload ownership documents like sale or lease deeds.
  • Technical & Plan Details: Detailed information from the sanctioned building plans must be entered, covering unit specifics (like carpet area), parking, and permit validity. Details of the project’s contractor, architect, and structural engineer are also required.
  • Compliance and Documentation: Promoters must submit details for three mandatory bank accounts (Collection, Separate, and Transaction). A wide range of documents must be uploaded, including an encumbrance certificate, proforma of the allotment letter, and official certificates from a CA, architect, and engineer.
  • Targets and Submission: The process requires setting quarterly physical (construction) and financial (expenditure) targets for the project’s entire duration. After filling all sections, the promoter makes the final registration fee payment online to formally submit the application
